Meet with General Contractor or Construction Manager on site to review draw request. Walk site with on-site personnel to verify construction progress meets or exceeds value of draw request. Ensure Draw Applications are Complete and within Budget. Approve Release of Disbursements.

Also, includes Digital Photos added in a Construction Project Status Binder with Type Written Draw Reports and Comments.

Construction Draw Review
  • Verify Actual Work Progress matches Current Request for Loan Disbursement
  • Compare Original Loan Amount to Projected Costs to Complete
  • Notify Loan Originator of Potential Cost Overruns
  • Review & Track Submittals based on Actual Bids and Contracts Received
  • Establish a Schedule of Values and Institute Change Order Tracking Mechanisms
  • Ensure Waivers of Lien and Sworn Statements are Collected to Minimize Liens by Suppliers and Subcontractors
  • Establish a Construction Draw Schedule, Standard Invoicing Form, and Payment Procedure with the Borrower for Release of Payments to Subcontractors by Borrower or Title Company
  • Work with Title Company to Verify Clear Title & Minimize Risk to Financial Institutions
  • Analyze Retainage Amounts and Contingency Allocations
  • Require two signatures from Contractor or Owner on all Invoices
  • Review & Verify Residential Home Construction Mortgage Draw Requests
  • Review & Verify Commercial Loans & Bonded Institutional Structures
