Fee Basis

Cost Option A: Proposed Construction Management Fee based on an agreed upon percentage of the overall hard costs of the project and the engineering soft costs. Typical reimbursable items include permit application fees, blue printing costs, and any construction related costs. No additional costs for basic cell phone or fax services.

Cost Option B: Proposed Construction Management Fee based on an hourly rate allocated to the outlined tasks. Up to 1 hour of travel expense to be added when traveling over 40 miles to project site or consulting offices. Typical reimbursable items include permit application fees, blue printing costs, and any construction related costs. No additional costs for basic cell phone or fax services.

Civil Engineering Management:
  • Review Progress Drawings & Plan Details to Identify Potential Cost Savings
  • Coordinate Soil Boring Locations with Geo-Technical Engineer
  • Work with Design Professionals and Grading Contractors to Provide Recommendations to Achieve an Overall Site Earth Balance Whenever Possible
  • Establish clearly defined Scopes of Work for Engineering Contract Management
  • Establish clearly defined Scopes of Work for Surveying Contract Management
  • Facilitate the Public Utility Design and Coordinate with Civil Engineers

Permitting Management:

  • Develop a Permit Tracking Matrix to Identify all General & Project Specific Permits Required
  • Foster relationships with the Permitting Agents including the MDEQ, WCRC, OCDC, RCOC, Soil Erosion, and City & Township Building Officials in order to Acquire all Necessary Approvals and Permits
  • Develop and Manage a Permit Time-line Schedule to Establish a Break-ground date
  • Complete Permit Applications, Submit & Deliver Plans & Fees to Agencies.

Land Development/Site Management:

  • Procure Competitive Bids for Each Category of Work
  • Establish Bid Forms, Standards, and Scopes of Work for Tree Clearing, Grading, Underground Utility and Paving Work.
  • Monitor and Document Daily Field Operations and Ensure Specification, Safety, & Quality Control
  • Provide Digital Photos of Completed Work
  • Set up Vendor Contracts; Establish Subcontractor Schedules and Overall Project Schedule
  • Distribute Final Plan Sets to Approved Contractors for Bidding and Construction Purposes
  • Communicate with Governmental Regulatory Agencies to Ensure Work Flow
  • Incorporate the use of Visual Management Systems to Promote Team Awareness of Critical Issues
  • Obtain Current Insurance Certificates from Contractors
  • Review & Approve Vendor Invoices for Payment
  • Document & Verify Subcontractor Change Order Requests & Issue Punch Lists
  • Attend Pre-Construction & Facilitate Weekly Job Progress Meetings & Issue Meeting Notes

Budget Management:

  • Establish and Update Overall Project Bank Financing Budget
  • Establish Construction Budgets Based on Actual Bids Received
  • Track Development Budgets based on Actual to Projected Costs to Complete
  • Collect Waivers of Lien and Sworn Statements to Minimize Liens by Suppliers and Subcontractors
  • Establish a Construction Draw Schedule & Release Payments to Subcontractors
